You will be issued with a DEFT Rent card at the beginning of your tenancy (included in your tenant welcome pack). This allows you to pay your rent via B-Pay on line or over the phone. Rent is payable in advance. Should a cheque payment be dishonoured no further payments by cheque will be accepted.
Please be aware that the Lessor’s insurance does not cover your personal belongings under any circumstance. It is vital that you take out your own contents insurance in case of damage or theft.
If no picture hooks are in the premises, please contact us in writing to arrange approval by the lessor. Do not use Blue Tack or other sticky substances to hang pictures as removal of these items usually causes damage to the walls for which you will be held liable.
Pets are definitely not permitted without prior written approval. Most Owners Corporation By-Laws do not permit pets in unit complexes.
We usually have a spare set of keys in our office which you may borrow during normal office hours, in the event you lock yourself out. Please ensure you bring ID with you. If you are not on the lease, you will need someone on the Lease to give permission that we hand over the keys to you. After hours you will normally need to pay for a locksmith to gain entry.
We ask that you report to our office any non urgent repairs or maintenance to our office in writing. Urgent repairs can be phoned through and should be done so immediately to avoid risk of injury to persons or damage to the rented property. Any maintenance item damaged by the tenant outside our normal business hours will be at the tenant's cost unless it is proven to be an extreme emergency. Repair requests can be notified via our website using our online repair request form. Email is also accepted.
