With 13 full time staff in the Property Management Department, your property benefits from having a large professional team with the advertising power & refined systems in place to ensure that your investment is always performing at its best. At the same time, we retain a boutique level of service by giving you the one point of contact whose portfolio size is capped to ensure all your property management needs are met.
Being a larger organization managing over 1400 properties in the Lower North Shore, means we have enough resources at hand when required. Rather than expect a Property Manager to be a ‘jack of all trades’, we’ve created positions for people who can specialise in a particular area.

We’ve employed a dedicated and enthusiastic Leasing Consultant who handles the majority of rental enquiries and viewings at our available properties. We also have a Department Head, 2 Accounts Administrators, a Prestige Portfolio Manager, a New Business Consultant and a Commercial Division. Then of course we have our experienced team of Portfolio Managers who oversee the actual management of your property.

The role of the Portfolio Manager is to foster a close relationship with landlords whilst maintaining a harmonious relationship with tenants.

Your Portfolio Manager is the area specialist in the suburb your investment is located. That person becomes your own personal account manager for any day to day issues regarding your investment. Constant communication throughout the leasing period, along with periodical inspections, rent reviews and any repairs and maintenance issues throughout the year ensure you are always aware of what is happening with your investment giving you total peace of mind.

Leasing


Once you have decided to engage Ray White Lower North Shore as your managing agent we will follow the steps below in order to lease your property as quickly as possible to the best possible tenants, at the highest rent achievable:

  • Rental appraisal is carried out on the property
  • Photos taken at the property (professional photography is an option)
  • Advertisement composed (deleted a section here)
  • Property advertised online and a for lease sign (optional) is erected at the property
  • Enquiries are taken by our leasing consultant
  • Open for inspections and private appointments arranged to view your property
  • Feedback from Portfolio Manager
  • Applications received
  • Application processed and references verified by your Portfolio Manager
  • Application presented to landlord by Portfolio Manager
  • Application approved or declined by landlord
  • If approved, a holding deposit is taken and lease sign date is arranged
  • Ingoing inspection completed
  • Tenant signs lease, pays bond and rent and moves into property.
